Available for Virginia properties.

Down payment assistance

For Virginia buyers who need help with down payment or closing costs and want to understand the three structures we can offer.

Assistance is not one product. We can offer grants, forgivable second mortgages, and repayable second mortgages, depending on the program.

How it works

Grants do not have to be repaid when program rules are met. Forgivable second mortgages are typically forgiven over time if you occupy the home and keep the loan in good standing. Repayable second mortgages are loans that sit behind the first mortgage and are paid back on the program’s schedule.

These can pair with FHA, conventional, and USDA loans, depending on the program. Availability depends on the program, location, income, and credit. First-time-buyer status is not always required.

Rockhouse Mortgage does not name lenders or list specific assistance amounts on this page, because those figures change by program and location. We match you to programs that actually fit the property and the file.

What lenders look at

  • The first-mortgage program you are pairing with (FHA, conventional, or USDA)
  • Property location
  • Income and household size, when the program uses them
  • Credit and occupancy
  • Whether the program requires education or a first-time-buyer definition

Eligible properties

  • Owner-occupied homes in Virginia that meet the assistance program and the first-mortgage program

First-time buyer status is not always required

Some programs are limited to first-time buyers. Others are not. We check the actual program rules rather than assuming you are ineligible if you have owned a home before.

Frequently asked questions

Do I have to be a first-time buyer?

Not always. Some programs require it; others do not. We look at the program, not a blanket rule.

Will assistance slow down my closing?

Extra layers can add steps — education certificates, second-lien documents, or program reservations. We flag those early so the contract timeline is realistic.

Can I combine assistance with VA?

This page focuses on pairing with FHA, conventional, and USDA. VA already allows no down payment for eligible borrowers. If a specific assistance program can sit with VA, we will say so for that file.

How much assistance can I get?

Amounts depend on the program, location, income, and credit. We do not list figures here because they change and are program-specific.
